What makes a property work for horses?
Enough usable, fenced pasture, reliable water, shelter, and room to store hay and turn a horse trailer around in winter. The zoning has to allow the number of horses you plan to keep. A property can have the acres and still fail on any one of those.
Six things to check before you offer on a horse property
1. Zoning and animal limits
The zoning bylaw decides how many horses a property can keep and on what lot size, and the rules differ between the City of Kamloops and the TNRD. Boarding or lessons can count as a business use. Land in the ALR is meant for farm use, but some equestrian uses have their own rules. Start with the TNRD zoning post.
2. Water
Horses need a lot of water every day, so find out how the well performs in August, not just in spring. Watering stock from a creek or spring needs a water licence. See the water licences post.
3. Fencing and the district
Check whether the property is in a pound district or a livestock district, since that decides who fences what. Neighbours share the cost of boundary fences between private rural properties, but not along Crown land.
4. Barns, arenas and permits
Older barns, shelters and arenas were often built without permits, and barn wiring deserves a close look. The unpermitted structures post explains what that means for title and insurance.
5. Hay and pasture
Ask how much hay the property puts up, whether it is irrigated, and what water licences support it. In dry years irrigation can be restricted. The farm class post covers the tax side.
6. Trails, roads and winter
Look at where you can actually ride, how the road is maintained, and whether a loaded trailer can get in and out in January.

Questions buyers ask me
Can I keep horses on acreage near Kamloops?
Often, but the zoning bylaw decides how many and on what lot size, and the rules differ between the City of Kamloops and the TNRD. Check the zoning for the specific property before you buy.
Where are horse properties near Kamloops?
Barnhartvale on the southeast edge of the city, Knutsford about 15 minutes south on Highway 5A, and Heffley about 25 to 30 minutes northeast. The listings on this page update from the MLS.
Can I board horses or give lessons on my property?
That can count as a business use or need specific zoning, and on ALR land some equestrian uses have their own rules. Confirm with the TNRD or the City of Kamloops, and with the Agricultural Land Commission if the land is in the ALR.
Who has to fence horses in BC?
It depends on the district. In a pound district, owners keep their animals in. In a livestock district, landowners who want to keep stray livestock out fence them out. Check which district the property is in.
