Ranches for Sale Kamloops

Ranch and cattle country runs out from Kamloops in several directions: the Salmon River valley at Westwold, the North Thompson at McLure, Heffley, the Tranquille valley and the land around Savona. Below the listings is what I check first on a ranch, where the water and the grazing often matter more than the house.

I am Jeremia Huxley, a REALTOR with Stonehaus Realty Corp. I have 18 years of construction experience and 9 years in real estate, and the two have overlapped for most of that time. I have lived on rural property at Pinantan Lake since 2008.

What counts as a ranch around Kamloops?

Around here a ranch can be a few hundred acres of hay ground with a home and outbuildings, or deeded land that works together with Crown grazing in the hills. Two properties with the same acreage can carry very different numbers of cattle, depending on the water, the hay and the grazing that comes with them.

Six things to check before you offer on a ranch

1. Water licences

Irrigation and stock water depend on licences. Check each licence's volume, purpose and priority date, confirm it is in good standing, and confirm the Province's records are updated to the new owner. In the dry summers of 2021 and 2023 the Province ordered forage irrigation from the lower Salmon River stopped to protect fish. The water licences post covers the details.

2. Crown grazing

Many ranches run cattle on Crown range under a Range Act grazing licence or permit, or a Land Act grazing lease. These are provincial tenures, not part of the title. A grazing lease can only be assigned with the Province's approval and the new holder has to meet its eligibility rules, and the Province is not taking applications for new grazing leases. Confirm the tenure and the transfer with FrontCounter BC before you remove subjects. More in the grazing licence and lease post.

3. Fencing and the district

Whether you fence your cattle in or fence other people's cattle out depends on whether the land is in a pound district or a livestock district. Neighbours share the cost of the boundary fence between private rural properties, but that does not apply where you border Crown land.

4. The ALR and farm class

Much ranch land is in the Agricultural Land Reserve, which limits subdivision and additional homes. Farm class assessment depends on meeting the farm income rules. See the ALR post and the farm class post.

5. Buildings, corrals and water systems

Barns, hay sheds, corrals, pumps and fences are often older, and some were built without permits. Walk all of it, and price the repairs before you price the ranch. The unpermitted structures post explains what that can mean on title and with insurance.

6. Access and winter

Check every road into the property, who maintains it, and whether any of it crosses Crown land or a neighbour's land. Drive it in winter if you can.

How I look at a ranch, and what I am not

On a ranch I look at the water, the fences, the outbuildings and the access as closely as the house. I have 18 years in construction and I am not a licensed home inspector, so I will tell you when to bring one in. The same goes for range agrologists, well drillers and lawyers.

Questions buyers ask me

Are there ranches for sale near Kamloops?

Yes. Ranch and cattle land comes up in the Westwold and Monte Lake valley, McLure and Vinsulla, Heffley, the Tranquille valley and around Savona. The listings on this page update from the MLS.

Does a grazing licence come with a ranch when it sells?

Not automatically. Crown grazing licences, permits and leases are provincial tenures, not part of the title. A grazing lease can be assigned only with the Province's approval, and the buyer has to meet its eligibility rules. Confirm the tenure and the transfer with FrontCounter BC before you remove subjects.

Who has to fence the cattle in BC?

It depends on the district. In a pound district, livestock owners keep their animals in. In a livestock district, landowners who want to keep stray livestock out fence them out. Neighbours share the cost of boundary fences between private rural land, but not where the land borders Crown land.

Do water licences transfer with a ranch?

A water licence serves the land it is attached to, but the Province's records have to be updated to the new owner. Check each licence's volume, purpose, priority date and standing before you buy.
