ABOUT BROCKLEHURST
Brocklehurst, or Brock to the people who live here, is one of the largest neighbourhoods in Kamloops. It sits on the north bank of the Thompson River, west of North Kamloops, with the Batchelor hills behind it and Kamloops Airport at its west end. Downtown is about 10 minutes away over the Overlander Bridge.
The land was orchards and market gardens a century ago, and it still shows in the lot sizes. Brock was its own district municipality for about two years before joining Kamloops in 1973. Today it is mostly residential: 1950s to 1970s homes on wide, flat lots, newer infill and custom builds, townhomes and bare land strata, and a handful of properties along the river.

On the North Shore of Kamloops, on the north bank of the Thompson River. It runs from roughly 12th Street west past Kamloops Airport, with the Batchelor hills to the north. Downtown is about 10 minutes away over the Overlander Bridge.
Who lives in Brocklehurst?
Young families, first-time buyers, retirees, and people who want a shop, an RV pad or a pool without leaving the city. It suits buyers who want flat streets, transit and a grocery store close by. Most of Brock sits on the valley floor, so if a view is the priority, Batchelor Heights up the hill is the better fit.
What is the lifestyle like?
Brock is known locally for warm, sunny summers and flat streets that are easy on bikes and strollers. The Rivers Trail follows the river, McArthur Island Park is a few minutes east for sports, the skatepark and an 18-hole disc golf course, and the Brock outdoor pool runs from June to September. Save-On-Foods and Shoppers are in the neighbourhood, with North Shore restaurants a short drive away.
What are the properties like?
Mostly single-family homes from the 1950s to the 1970s on wide, flat lots, many with shops, carports or pools. There are also newer infill homes, townhomes, bare land strata, duplexes and manufactured homes. Larger lots draw buyers who want a suite, a carriage house or a future lot split, subject to City of Kamloops zoning and approvals.
Schools and services
Brocklehurst Secondary (grades 8 to 12 since 2024) is in the neighbourhood, along with elementary schools including A.E. Perry, Kay Bingham, Parkcrest and George Hilliard. Catchments shifted in 2024, so confirm the school for a specific address with School District 73. Most of Brock is on city water and sewer, with transit, groceries and a pharmacy close by.

WHAT MOST PEOPLE DO NOT THINK TO ASK
Big flat lots are why people buy in Brock, and they are also where the surprises live. Before you plan a shop, a suite or a lot split, check the zoning, any easements or rights-of-way on title, and where the water and sewer services run, because an easement across the back of a lot can decide what you can build. Near the river, check the City's floodplain mapping too. On 1950s to 1970s homes, 18 years in construction has me looking hard at the age of the wiring, plumbing and roof. I am not a licensed home inspector, and a qualified professional inspection is always recommended before any purchase.

REAL ESTATE INSIGHTS
Buying or selling rural property raises questions that city listings never do: wells, septic, who plows the road, what the ALR allows.
The blog takes them one at a time, in plain language, from someone who has lived on rural property since 2008.
