ABOUT ASHCROFT AND CACHE CREEK
Ashcroft and Cache Creek are two villages in the dry country west of Kamloops. Cache Creek sits at the junction of Highways 1 and 97, about 84 km west of Kamloops, and Ashcroft is on a bench above the Thompson River on Highway 97C, about 90 km west. The 2021 Census counted 1,670 people in Ashcroft and 969 in Cache Creek.
Both grew with the Cariboo gold rush traffic, and the Cornwall roadhouse near Ashcroft dates to 1863. Ashcroft is home to the Ashcroft Terminal, an inland port on the CPKC and CN rail mainlines, and Loon Lake and Walhachin are close by.

West of Kamloops on the Trans-Canada. Cache Creek is about 84 km west at the junction of Highways 1 and 97, and Ashcroft is about 90 km west, off Highway 97C. The two villages are about 11 to 15 km apart.
Who lives here?
Retirees, families and people working locally, including at the Ashcroft Terminal, plus buyers who want a small village with room around it.
What is the lifestyle like?
Historic Hat Creek, north of Cache Creek, is a preserved roadhouse heritage site. Juniper Beach Park on the Thompson River has camping, and Ashcroft has its museum and Heritage Place Park.
What are the properties like?
In Ashcroft, about two thirds of homes are single detached, 6 percent are movable dwellings, and about 77 percent were built in 1980 or earlier, so expect older homes and budget for updates. Outside the villages, look for acreage and ranch land.

WHAT MOST PEOPLE DO NOT THINK TO ASK
Cache Creek floods: flooding is documented in 2015, 2017, 2020 and 2023, and in 2023 the Village declared a state of local emergency and one home was destroyed. Ask the Village about flood history for the property, look at where the creek runs, and get an insurance quote with overland flood coverage before subject removal.
The 2017 Elephant Hill fire evacuated all of Cache Creek from July 7 to 18 and destroyed most of Boston Flats between the villages. Summers here are hot and dry, so ask about defensible space, and on older homes look hard at the roof, wiring and plumbing. I have 18 years in construction and I am not a licensed home inspector, so I will tell you when to bring one in.

Buying or selling rural property raises questions that city listings never do: wells, septic, who plows the road, what the ALR allows.
The blog takes them one at a time, in plain language, from someone who has lived on rural property since 2008.
