ABOUT CHERRY CREEK
Cherry Creek is the rural country along Highway 1 west of Kamloops, on the south side of Kamloops Lake, roughly 15 to 20 minutes from town. Gardi Road runs through the heart of it, about 4 km from Tobiano, and Savona sits farther west at the end of the lake.
It is unincorporated, in Thompson-Nicola Regional District Electoral Area J. Expect acreages, hobby farms and horse properties on private wells, set in dry grassland and ranch country with Kamloops shopping a short drive east.

Who lives in Cherry Creek?
People who want acreage and room for horses, livestock or a shop within a short drive of Kamloops: families, hobby farmers, trades and retirees.
What is the lifestyle like?
Horses, gardens and open grassland. Kamloops Lake and the marina at Tobiano are minutes away, golf is next door at Tobiano, and Greenstone Mountain Provincial Park is reached from Highway 1 near Cherry Creek. Summers are hot and dry.
What are the properties like?
Mostly acreage, from about 5 acres to more than 40, with hobby farm and horse set-ups, shops, and manufactured homes alongside site-built houses. Some properties carry a water licence for irrigation in addition to a domestic well.
Schools and services
Since September 2026, School District 73 has assigned Cherry Creek students to the new Sníne Elementary in Pineview and to Sa-Hali Secondary; confirm the bus for a specific address. Groceries and services are in Kamloops. Most homes are on private wells and septic, so read wells, intakes and water licences. Royal Inland Hospital in Kamloops is the regional hospital.

WHAT MOST PEOPLE DO NOT THINK TO ASK
Start with fire protection. Cherry Creek has no fire protection service: a 2025 referendum on a joint Tobiano and Cherry Creek service did not pass, and the 2021 Tremont Creek fire put Cherry Creek under an evacuation order. Insurers price that in, so get insurance quotes before you write an offer, not after.
Then the creek and the water. Cherry Creek flooded in 2017, and the province expects owners along the creek to protect their own property, so check where the house, barn and driveway sit relative to the creek. A domestic well and an irrigation water licence are separate rights, so confirm both, plus well flow and water quality. The CP rail line runs along the lake and many driveways open straight onto Highway 1, so visit at different times of day. I am not a licensed home inspector, and a qualified professional inspection is always recommended before any purchase.
