ABOUT NOBLE CREEK
Noble Creek is the north end of Westsyde, along Westsyde Road above the west bank of the North Thompson River, where the houses thin out and the Lac du Bois grasslands begin. It is one of the City of Kamloops’ named neighbourhoods and it sits inside Kamloops city limits, even though parts of it feel like the country. Many MLS listings here are filed under Westsyde, so it is easy to miss in a search.
Homes range from 1960s and 1970s houses on lots of around 0.4 acres, some with river views, to acreages of 20 acres or more backing onto the grasslands. Water, sewer, zoning, Agricultural Land Reserve status and floodplain mapping change from one parcel to the next, so every Noble Creek property needs its own homework.

Contact JeremiaWhere is Noble Creek?
Noble Creek is the north end of Westsyde, on the west side of the North Thompson River. Westsyde Road runs through it, with the main Westsyde neighbourhood to the south and the Lac du Bois grasslands to the west. It is inside City of Kamloops limits, and many listings here show Westsyde as the neighbourhood.
Who lives in Noble Creek?
People who want more room and a quieter road without leaving the city. That includes families who want a big yard within a short drive of the Westsyde schools, and buyers looking for acreage with room for horses, a shop or a large garden inside city limits.
What is the lifestyle like?
Room to spread out, with the grasslands behind you. The Lac du Bois Grasslands Protected Area sits above the neighbourhood for hiking and biking, the North Thompson River is close, and Westsyde shopping, the pool and the schools are a short drive south. Some properties are more than a kilometre and a half from the nearest bus stop, so most people here drive.
What are the properties like?
Mostly 1960s and 1970s homes on lots of around 0.4 acres along Westsyde Road and side streets such as Karindale Road, plus acreages of 20 acres or more further north. Servicing varies: some homes are on city water with a septic system rather than city sewer. Some parcels are zoned for agriculture and sit in the Agricultural Land Reserve, and parts of the area are mapped in the 200-year floodplain. Check each of these for the specific address.
What schools and services are nearby?
Westsyde Secondary (grades 8 to 12) and the Westsyde elementary schools are a short drive south, but catchments at the north end of the city can differ from the rest of Westsyde, so confirm the catchment for a specific address with School District 73. Shopping, the Westsyde Pool and Fitness Centre and a Kamloops Fire Rescue station are in Westsyde to the south.

In Noble Creek, start with the services. Some homes are on city water but have a septic system instead of city sewer, so ask for the septic records, the age of the system and when it was last pumped and inspected (my post on septic systems on rural property covers what to ask). Look the address up on the City of Kamloops Property Information Portal to see the zoning, the elevation and the distance to the nearest hydrant, which your insurer will ask about.
Next, check the creek and the river. Noble Creek has flowed onto private property in heavy rain, and some parcels sit partly in the 200-year floodplain or along the creek, where setbacks limit where you can build. Ask your insurer about overland flood coverage before you remove subjects.
On the larger parcels, confirm zoning and Agricultural Land Reserve status before you plan a second home, a suite or a subdivision, since ALR land has its own rules. Properties backing onto the Lac du Bois grasslands sit next to open grass that can burn in summer, so ask about the space cleared around the house and outbuildings.

REAL ESTATE INSIGHTS
Buying or selling rural property raises questions that city listings never do: wells, septic, who plows the road, what the ALR allows.
The blog takes them one at a time, in plain language, from someone who has lived on rural property since 2008.
