RURAL LIVING NEAR KAMLOOPS

Most of the rural communities around Kamloops are 25 to 45 minutes from the city, and each one trades something for something. Pinantan Lake and Paul Lake give you lake access and quiet on a paved mountain road. Heffley and Whitecroft put you on the way to Sun Peaks with acreage and horse property. Pritchard and Chase follow the South Thompson River east toward the Shuswap. Barriere is ranch and farm country up the North Thompson, and Lillooet is two hours west in one of the driest, sunniest valleys in BC. Sun Peaks is a resort municipality with a year-round village and strata-heavy inventory.

Buying out here means buying the water, the septic, the road and the power along with the land. Before you fall for a view, read how wells, intakes and water licences work, what to check on a septic system, what the TNRD zones actually allow, and how rural property taxes compare to the city. If you are shopping for land with a house on it, start with acreage for sale around Kamloops.

I have lived at Pinantan Lake since 2008 and spent 18 years in construction before real estate, so the questions below come from driveways, not listing sheets. Pick a community to see its listings, drive time, schools and the things people forget to ask, or read how I work with rural buyers.
