ABOUT VALLEYVIEW
Valleyview sits on the east side of Kamloops, along the Trans-Canada Highway on the south side of the South Thompson River. Rosehill sits on the bench above it, Juniper Ridge climbs the hillside to the southeast, and downtown is about a 5 to 10 minute drive west.
Much of the housing dates from the 1960s and 1970s, on flat lots, with townhomes, newer infill and a few riverfront properties mixed in. Groceries, restaurants, a gas station and the car dealerships along Kelly Douglas Road are close by, and Valleyview Secondary was expanded in recent years, which makes the neighbourhood a practical fit for families and commuters.

Contact JeremiaWhere is Valleyview?
Valleyview is on the east side of Kamloops, along the Trans-Canada Highway on the south side of the South Thompson River, between downtown and Dallas. Downtown is about 5 to 10 minutes west, and the highway runs east to the Shuswap and west toward the Coquihalla.
Who lives in Valleyview?
Families, first-time buyers, trades and people who commute on the highway. It suits buyers who want an established home with a yard and quick access in and out of town.
What is the lifestyle like?
The Kamloops Bike Ranch and its pump track sit between Valleyview and Juniper Ridge, and the hillsides above the neighbourhood have walking and riding trails. Riverside Park and the Rivers Trail are a short drive downtown, and Barnhartvale riding country and Paul Lake are within about 20 minutes.
What are the properties like?
Mostly single-family homes from the 1960s and 1970s on flat lots, plus townhomes, apartments, duplexes and some mobile homes. A few properties sit on the river. If you are weighing a townhome, read strata vs freehold first.
Schools and services
Marion Schilling Elementary and Valleyview Secondary serve the area, part of School District 73. Groceries, restaurants and a gas station are in the neighbourhood, homes are on City water and sewer, and most people drive, since transit is limited. Royal Inland Hospital is about 10 to 15 minutes away.

WHAT MOST PEOPLE DO NOT THINK TO ASK
The age of the homes is the main thing to look at closely here. Many Valleyview houses were built in the 1960s and 1970s, so ask about the age of the roof, the electrical panel and wiring, the plumbing (including any older galvanized or poly-B lines), and the foundation and drainage. After 18 years in construction, those are the first things I check at a showing.
Homes backing onto the Trans-Canada can carry highway noise, so visit at rush hour. Properties near the river should be checked against the City of Kamloops floodplain mapping, and ask your insurer about overland flood coverage before you firm up; see home insurance in BC. I am not a licensed home inspector, and a qualified professional inspection is always recommended before any purchase.

REAL ESTATE INSIGHTS
Buying or selling rural property raises questions that city listings never do: wells, septic, who plows the road, what the ALR allows.
The blog takes them one at a time, in plain language, from someone who has lived on rural property since 2008.
