Land for Sale Kamloops

Vacant land and rural building lots around Kamloops, from small lots near town to bare acreage out in the valleys. Below the listings is what I check before a buyer offers on raw land. I have built a home from the ground up, so I look at land the way a builder does.

What counts as land for sale around Kamloops?

Land listed around Kamloops ranges from bare acreage in the Thompson Nicola Regional District to rural lots near Knutsford, Barnhartvale and Heffley, lots in the lake communities, and the occasional infill lot inside city limits. A listing that says land can mean anything from a lot with power at the road to a large parcel with no winter access, so the checks below come before the price.

Six things to check before you offer on vacant land

1. Legal access

Confirm the lot fronts a public road or has a registered easement, and find out who maintains and plows the road. Some rural lots are reached over a neighbour's driveway with nothing on title that guarantees it.

2. Water

Bare land has no water until you put it there. Look up nearby wells in the Province's well database, talk to a registered well driller about depth and yield, and remember that a creek, spring or lake source needs a water licence. The wells and water licences post covers each option.

3. Septic

A new septic system has to be designed and installed by an authorized person (a registered onsite wastewater practitioner, or a professional for some systems) and filed with Interior Health. The soil decides what kind of system you can build and what it costs, so get a site assessment before subject removal. More in the septic post.

4. Power and internet

Find out how far the nearest BC Hydro line is from where the house will sit. A large share of the cost of extending a line usually falls to the owner, and it can be a big part of the budget. Check internet options for the exact address, not the general area.

5. Zoning, the ALR and permits

The TNRD requires a building permit for new construction in all of its electoral areas. Where an area has zoning, it sets setbacks and how many dwellings you can build, and some rural areas have none. Land in the Agricultural Land Reserve has its own rules for homes. Start with the TNRD zoning post and the ALR post.

6. Taxes on land you are not living on yet

The speculation and vacancy tax applies inside the City of Kamloops. The TNRD electoral areas are not on the Province's list of taxable areas, but check the specific property against that list before you buy. The rural property tax post explains how rural tax bills work.

Where to look for land around Kamloops

Each area guide covers drive times, water, zoning and what the land is like: Knutsford and Lac Le Jeune, Barnhartvale, Cherry Creek, Heffley, Pritchard, McLure and Vinsulla, Savona, Walhachin, Westwold and Monte Lake. For a side by side view, see acreage by area on the acreage page, or browse every community on the Rural Hub.

How I look at land, and what I am not

I walk raw land thinking about where the driveway goes, where the house and the septic field can sit, how the snow and the runoff move, and what it will cost to bring in water and power. I have 18 years in construction and I am not a licensed home inspector, so I will tell you when to bring one in. The same goes for engineers, septic designers and well drillers.
