ABOUT TOBIANO
Tobiano sits above Kamloops Lake along Highway 1, about 25 minutes west of Kamloops and a few minutes east of Savona, with Cherry Creek between it and the city. It was launched in 2005 around a Thomas McBroom golf course that opened in 2007, now called GreenTee Country Club Tobiano.
It is an unincorporated resort community in Thompson-Nicola Regional District Electoral Area J. Homes range from lakefront and view lots to detached homes and townhomes, many in bare land or townhome stratas, with water and wastewater from Bluestem Utilities, a private utility, and Bruker Marina on the lake.

Above the south side of Kamloops Lake on Highway 1, about 25 minutes west of downtown Kamloops and a few minutes east of Savona. Cherry Creek is next door to the east, and Savona has the closest groceries and gas.
Who lives in Tobiano?
Golfers, boaters, retirees and people who want a newer home with a lake view and a highway commute into Kamloops. Some townhome complexes are adult oriented, so check age rules before you fall for a unit.
What is the lifestyle like?
Golf at GreenTee Country Club Tobiano, a par 72 Thomas McBroom design; boat, paddleboard and kayak rentals at Bruker Marina; and trails in the hills around the community. Steelhead and Painted Bluffs provincial parks are a short drive west. Summers are hot and dry.
What are the properties like?
Vacant view and lakefront lots, detached homes, townhomes and strata lodge units. Most sections carry strata fees, from under $100 a month for some bare land strata lots to more than $500 for some townhomes based on recent listings, and lots come with design guidelines. If you are new to strata, read strata vs freehold first.
Schools and services
Since September 2026, School District 73 has assigned Tobiano students to Sníne Elementary in Pineview and Sa-Hali Secondary; confirm the bus for a specific address. Groceries and gas are in Savona and Kamloops. Tobiano has its own fire department, and Royal Inland Hospital in Kamloops is the regional hospital.

WHAT MOST PEOPLE DO NOT THINK TO ASK
Read the fees before the floor plan. On top of any strata fee, the Tobiano Resort Association fee starts once a home has occupancy, and in 2023 those fees rose by about 140 to 160 percent. Owners do not get a vote in the association until the development is built out, so ask for the current fee, the budget and any planned increases.
Then the utilities and the hills. Water and wastewater come from Bluestem Utilities, a private utility, even when a listing says municipal, so get current rates from Bluestem. The 2021 Tremont Creek fire put every Tobiano address on evacuation alert for 18 days, so talk to your insurer early. For a vacant lot, check the slope, the design guidelines and any build requirements before you firm up.
