ABOUT CAMPBELL CREEK AND SOUTH THOMPSON VALLEY
Campbell Creek is the east edge of Kamloops along the Trans-Canada Highway, around Coyote Drive and Dallas Drive near the BC Wildlife Park, about 15 minutes from downtown. The MLS area also takes in Del Oro in TNRD Electoral Area L, and the South Thompson Valley area covers the north side of the river along Shuswap Road and Rivershore, in Electoral Area P.
Lewis Campbell ranched along the South Thompson from 1864, and the family ranch grew to nearly 1,000 acres before it was subdivided in the 1960s. Today the area mixes city lots on municipal water, bare land strata lots at Rivershore, manufactured home parks and acreage along Shuswap Road, with Monte Creek about 28 km east of Kamloops.

WHAT MOST PEOPLE DO NOT THINK TO ASK
Out here, the title decides what you are buying. Some Shuswap Road East properties are leasehold or sit in manufactured home parks with pad rent, and part of East Shuswap Road is being added to Tk'emlúps te Secwépemc reserve land. Read the title, the lease and any park rules before you write, and ask your lender early about leasehold financing.
Water and fire protection change across the area: city water in Campbell Creek and a co-operative well and community sewer at Rivershore, so ask what serves the property you are looking at. The 2021 White Rock Lake fire put Campbell Creek on evacuation alert and evacuated parts of Area L, so get an insurance quote early. I have 18 years in construction and I am not a licensed home inspector, so I will tell you when to bring one in.

Buying or selling rural property raises questions that city listings never do: wells, septic, who plows the road, what the ALR allows.
