Dry hills and trees near Kamloops BC

ABOUT ABERDEEN

Aberdeen sits on the hills above the Trans-Canada Highway on the south side of Kamloops, bordered by Highway 5A to the east, with Sahali next door. Downtown and Thompson Rivers University are both about 5 to 10 minutes away, and the Pacific Way, Copperhead Drive and Aberdeen interchanges put Highways 1 and 5 close at hand for commuters.

The neighbourhood is named for the Earl of Aberdeen, Governor General of Canada, who visited Kamloops in 1894. It began growing in the 1980s and has kept growing, with a mix of three-storey condo buildings and larger single-family homes. Kenna Cartwright Nature Park, West Highlands Park and Aberdeen Mall are all nearby.

Where is Aberdeen?

On the hills above the Trans-Canada Highway on the south side of Kamloops, bordered by Highway 5A to the east, with Sahali next door. Downtown and TRU are both about 5 to 10 minutes away, and the Pacific Way, Copperhead Drive and Aberdeen interchanges give quick access to Highways 1 and 5.

02.

Who lives in Aberdeen?

Families who want newer homes with elementary schools and parks close by, commuters who use Highways 1 and 5, and condo buyers who want shopping a few minutes away. It does not suit anyone looking for land. For that, see acreage for sale near Kamloops.

03.

What is the lifestyle like?

Trails and convenience. Kenna Cartwright Nature Park has more than 40 km of trails, with an access point at the north end of Pacific Way. West Highlands Park, on the former Aberdeen Highlands golf course, has two soccer fields, a community centre, a lit trail and a cross-country ski track in winter. Aberdeen Mall, Costco and the restaurants along Rogers Way are close by, and the Pineview Valley trails are nearby for mountain biking.

04.

What are the properties like?

Mostly single-family homes built since the 1980s, many of them larger, plus three-storey condo buildings. Development continues on the upper lands, so you will find a range of ages from early Aberdeen homes to recent builds. For condos, the strata documents matter as much as the unit.

Aberdeen Elementary on Van Horne Drive and Pacific Way Elementary both cover kindergarten to grade 7. There is no secondary school in Aberdeen yet: in 2024 the province approved buying land at 2390 Pacific Way for a future one, with no construction date set. WHAT MOST PEOPLE DO NOT THINK TO ASK

In Aberdeen the questions depend on the age of the home. On homes built in the last 10 years, ask for the home warranty documents and find out what coverage is left. On hillside lots, look at the retaining walls, the drainage and where water goes in spring. After 18 years in construction, those are the first things I look at. For condos, read the strata bylaws and the depreciation report before you write an offer. With no secondary school in Aberdeen yet, families should confirm which high school serves the address. I am not a licensed home inspector, and a qualified professional inspection is always recommended before any purchase.

REAL ESTATE INSIGHTS

Buying or selling rural property raises questions that city listings never do: wells, septic, who plows the road, what the ALR allows.

The blog takes them one at a time, in plain language, from someone who has lived on rural property since 2008.
