ABOUT ROSE HILL
Rose Hill sits on the hillside above Valleyview on the east side of Kamloops, reached by Rose Hill Road off Valleyview Drive. It is one of the City of Kamloops’ named neighbourhoods, running from established view streets near the bottom of the hill up to acreages and open grassland near the top, with Juniper Ridge on the same slopes to the west.
Homes range from houses on large view lots, some around half an acre, to acreages with room for animals and outbuildings, plus newer lots in the Rose Hill Ridge subdivision off High Point Drive. Zoning, servicing and Agricultural Land Reserve status change from one parcel to the next, so every Rose Hill property needs its own homework.

Contact JeremiaWhere is Rose Hill?
Rose Hill is on the east side of Kamloops, on the hillside above Valleyview and east of Juniper Ridge. Rose Hill Road climbs from Valleyview Drive up through the neighbourhood, so every trip into town runs back down the hill to Valleyview and the Trans-Canada Highway.
Who lives in Rose Hill?
Families and couples who want a bigger lot, a view and some space without leaving city limits, along with acreage owners who keep horses or a few animals. It suits buyers who want a country feel while staying inside Kamloops.
What is the lifestyle like?
Quiet streets, valley views and open hillside around you. Rose Hill Park is on Rose Hill Road, and there are trails on the hills around the neighbourhood. Groceries, schools and everyday errands are down the hill in Valleyview, and Barnhartvale and Paul Lake are a short drive farther out.
What are the properties like?
Rose Hill has a wider mix than most Kamloops neighbourhoods. There are houses on large view lots, some around half an acre, along streets such as High Schylea Drive and High Country Boulevard; newer building lots in the Rose Hill Ridge subdivision off High Point Drive, which carry a building scheme; acreages toward the top of the hill, some zoned for agriculture and some inside the Agricultural Land Reserve; and a manufactured home park on Rose Hill Road with a lower entry price. If you are weighing a park home against a home on its own lot, read manufactured homes on acreage and strata vs freehold.
Schools and services
Rose Hill is part of School District 73, and its schools are down the hill in Valleyview and nearby neighbourhoods. Catchments change, so check the address in the SD73 School Locator before you buy. City records show the nearest bus stop can be more than a kilometre from homes higher up the hill, so most people drive. Water and sewer service varies by property, from City water and sewer on some streets to private systems on some larger lots, so confirm it for each property.

WHAT MOST PEOPLE DO NOT THINK TO ASK
Elevation is the first thing to think about. The upper parts of Rose Hill sit hundreds of metres above the valley floor, so winter driving on Rose Hill Road is different from driving in Valleyview. Drive it on a snowy morning before you commit, and ask the sellers how they handle the hill in January.
Check what each lot is zoned and what services it has. Some properties have City water and sewer, others rely on private systems, and some land is in the Agricultural Land Reserve with its own rules. The City of Kamloops property information map shows zoning, ALR coverage and the water district for any address. Read my ALR post and septic post before you write an offer on a larger lot. I am not a home inspector, but I know what to look for and who to call.
Ask about road access when you compare streets. The City has planned a permanent road link between Juniper Ridge and Rose Hill, and a Coldwater Drive connection has been set up as gated emergency access, so ask where those projects stand. Homes that back onto open hillside also need a look at wildfire exposure, and your insurer will ask about it, so read my home insurance post.

REAL ESTATE INSIGHTS
Buying or selling rural property raises questions that city listings never do: wells, septic, who plows the road, what the ALR allows.
The blog takes them one at a time, in plain language, from someone who has lived on rural property since 2008.
