Waterfront Property for Sale Kamloops

Waterfront around Kamloops means lake living at Pinantan Lake, Paul Lake, Heffley Lake, Monte Lake, Lac Le Jeune and Loon Lake, and river frontage on the North and South Thompson. Below the listings is what I check on a waterfront property, starting with the parts the listing does not show.

I am Jeremia Huxley, a REALTOR with Stonehaus Realty Corp. I have 18 years of construction experience and 9 years in real estate, and the two have overlapped for most of that time. I have lived on rural property at Pinantan Lake since 2008.

Lakefront, lake access or lake view?

Lakefront means the property runs to the water. Lake access usually means a shared path or a community lot, and lake view means you can see it. Check the title and the plan, not the listing headline, because they are different purchases.

Six things to check before you offer on waterfront

1. The foreshore and the dock

In BC the Province owns almost all of the foreshore, even in front of private land, and the public can use it. A dock can be authorized under the Province's General Permission if it meets the conditions, including one dock per property, no blocking of public access, insurance and compliance with local bylaws. Otherwise it needs specific permission. Ask the seller how the dock is authorized.

2. Drinking water

Some lake homes draw water from the lake. A domestic surface water intake needs a water licence, and the water needs treatment. Check the licence, the intake line and the treatment system. See the wells, intakes and water licences post.

3. Septic near the water

Older cabins can have systems that would not be approved today, and setbacks from the lake apply. Find out where the field sits, when it was installed and whether it was filed with Interior Health. More in the septic post.

4. High water, flooding and erosion

Ask how high the water came in the last big freshet, and walk the bank. River frontage can erode in high water. Get an insurance quote before subject removal. See the rural insurance post.

5. Work near the water

A new dock, a retaining wall or shoreline work can need provincial approval before it starts, and building close to the water can bring extra rules. Check before you count on a project you have in mind.

6. Year-round or seasonal

Some lake roads are not maintained in winter, and some cabins run on lake water and composting toilets. Decide whether you want a cabin or a full-time home, and buy the one that fits.

How I look at waterfront, and what I am not

I have lived on Pinantan Lake since 2008. I look at the bank, the dock, the intake, the septic and the road as closely as the view. I have 18 years in construction and I am not a licensed home inspector, so I will tell you when to bring one in. The same goes for dock builders, water treatment specialists and septic practitioners.

Questions buyers ask me

Where is waterfront property near Kamloops?

Paul Lake is about 20 minutes from Kamloops and Pinantan Lake about 25. Heffley Lake is along the route to Sun Peaks, Lac Le Jeune is about 37 km south, Monte Lake is about 50 km east on Highway 97, and Loon Lake is about two hours away by way of Cache Creek. River frontage comes up along the North and South Thompson.

Do I own the beach in front of a lakefront home in BC?

Usually not. The foreshore between the high and low water marks is almost always owned by the Province, even in front of private land, and the public has a right to use it.

Do I need a permit for a dock in BC?

A dock on a lake can be authorized under the Province's General Permission if it meets the conditions, such as one dock per property, not blocking public access, insurance and local bylaws. A dock that does not qualify needs specific permission from the Province.

Can I take drinking water from the lake?

Yes, with a water licence for domestic use, and the water needs treatment. Check the licence and the treatment system before you buy.
