ABOUT PINEVIEW VALLEY
Pineview Valley sits in southwest Kamloops beyond Aberdeen, at roughly 740 to 760 metres, reached by Pacific Way and the Copperhead Drive extension to Aberdeen Drive. The City groups it under the Aberdeen neighbourhood plan.
It is a newer area of single-family homes and townhome stratas, with more on the way: council has approved in principle a 180 unit project at 1920 Copperhead Drive. Sníne Elementary opened at 1900 Copperhead Drive in September 2026, and the Pineview Valley trail network has more than 50 km of trails.

WHAT MOST PEOPLE DO NOT THINK TO ASK
Pineview borders forest and grassland, and the City did wildfire fuel management here in 2020. The approval for 1920 Copperhead Drive came with a wildfire covenant. Ask about defensible space, read any covenants on title, and get an insurance quote before subject removal.
Next door in Aberdeen, parts of the hillside sit in the City's Aberdeen Slope Hazard development permit area. Sampled Pineview parcels show outside it on the City's reports, but pull the City of Kamloops Property Information Report for the exact address. I have 18 years in construction and I am not a licensed home inspector, so I will tell you when to bring one in.

REAL ESTATE INSIGHTS
Buying or selling rural property raises questions that city listings never do: wells, septic, who plows the road, what the ALR allows.
The blog takes them one at a time, in plain language, from someone who has lived on rural property since 2008.
