ABOUT DALLAS
Dallas is the east end of Kamloops, along the Trans-Canada Highway about 10 km east of downtown, with Barnhartvale to the south and Valleyview to the west. It takes its name from Dallas Johnston, grew as a Veterans' Land Act settlement, and joined the City of Kamloops in May 1973.
Housing is a mix of single-family homes, condos at Dallas Town Centre built in 2011, and manufactured home communities along Dallas Drive, including some where owners own the lot, with bigger lots toward Barnhartvale. The Dallas-Barnhartvale Nature Park and the BC Wildlife Park are close by.

WHAT MOST PEOPLE DO NOT THINK TO ASK
Dallas sits below grassland and silt bluffs, and the City has a Silt Bluff Development Permit Area. Pull the City of Kamloops Property Information Report for the address to see whether it falls in a hazard zone, and look for cracking in foundations and retaining walls on sloped lots.
Wildfire is part of east end living: Dallas and Campbell Creek were on evacuation alert during the 2021 White Rock Lake fire. Ask about defensible space and get an insurance quote before subject removal, and on homes near Highway 1, stand outside at rush hour. I have 18 years in construction and I am not a licensed home inspector, so I will tell you when to bring one in.

REAL ESTATE INSIGHTS
Buying or selling rural property raises questions that city listings never do: wells, septic, who plows the road, what the ALR allows.
The blog takes them one at a time, in plain language, from someone who has lived on rural property since 2008.
