Moving to Kamloops From Alberta or the Lower Mainland: Prices, Costs, Weather and How to Buy From Away

Families and couples moving to Kamloops from Calgary, Edmonton or the Fraser Valley tend to ask the same handful of questions before they ever book a showing: what does our money buy, what costs are different in BC, what is the weather really like, and how do we buy a house from a province away. I am a third-generation Kamloops local, raised in Lillooet, with 9 years in real estate and 18 years in construction. This guide covers what people moving here usually wish they had known first.

How Much House Does Your Money Buy in Kamloops Compared to Calgary, Edmonton and the Fraser Valley?

It depends entirely on where you are coming from. Fraser Valley buyers usually find Kamloops a large step down in price. Calgary buyers find it modestly cheaper. Edmonton buyers usually pay more here, not less.

The fairest comparison is the MLS Home Price Index benchmark price for a single-family home. A benchmark is the estimated price of a typical home in each market, so it smooths out a month where a few expensive sales pull the average up.

Market Single-family benchmark price Month reported Board
Kamloops and District $659,100 September 2026 Association of Interior REALTORS
Calgary (city, detached) $739,400 September 2026 Calgary Real Estate Board
Greater Edmonton Area $529,700 June 2026 REALTORS Association of Edmonton
Fraser Valley $1,300,000 September 2026 Fraser Valley Real Estate Board

Benchmark figures are approximate, come from each board's published monthly statistics, and are for general comparison only. Each board defines its typical home a little differently. The Kamloops single-family benchmark excludes lakefront and acreage homes. Prices change month to month, so ask for current numbers before you set a budget.

What that means in practice:

  • A Fraser Valley household selling near the benchmark and buying near the Kamloops benchmark frees up roughly $640,000 before costs.
  • A Calgary household is roughly $80,000 ahead on the same comparison.
  • An Edmonton household should budget for a Kamloops home that costs more than the one they are selling, often well over $100,000 more at the benchmark level.

For a lot of Alberta buyers the real draw is not a cheaper house. It is a warmer, drier valley, the lakes and the mountains close by, and in many cases a small acreage within a short drive of the city.

What Costs Are Different When You Buy in BC Instead of Alberta?

The big one is the BC property transfer tax. Alberta has no land transfer tax, only Land Titles registration fees. In BC, the buyer pays property transfer tax when the purchase registers at the Land Title Office, and it is due at completion.

The general rate is 1% on the first $200,000 of fair market value and 2% on the portion from $200,000 to $2,000,000. Higher rates apply above that.

Purchase price Property transfer tax (general rate) Qualifying first-time buyer pays
$500,000 $8,000 $0
$659,100 (Kamloops benchmark) $11,182 $3,182
$835,000 $14,700 $6,700

Approximate, for illustration only. Your lawyer or notary calculates the exact amount.

First-time buyers who qualify get an exemption of up to $8,000 on homes with a fair market value up to $835,000, with a reduced exemption between $835,000 and $860,000. You must never have owned a principal residence anywhere in the world, and the exemption is reduced on properties larger than 0.5 hectares, which matters if you are looking at acreage.

Two other BC items catch newcomers:

  • Speculation and Vacancy Tax. The City of Kamloops is a designated taxable area. If you live in the home as your principal residence you file a declaration and are normally exempt. If you buy a Kamloops home and leave it empty while you finish up in Alberta, ask your lawyer how the rules apply to you, because the 2026 rate for Canadian owners who do not qualify for an exemption is 1% of assessed value per year.
  • Annual property tax. Inside the city you pay City of Kamloops property tax. Outside city limits, rural property is billed differently, which I break down in my post on rural vs. city property taxes in BC.

What Surprises People About the Weather in Kamloops?

Kamloops is semi-arid. Summers are hot and dry, with average July highs around 28°C, and the hills around the city are grassland and sagebrush, not forest. People coming from the coast notice the dry air first. People coming from Alberta notice the shorter, milder winter in the valley bottom.

A few things worth knowing before you buy:

  • Elevation changes the weather. The hilltop neighbourhoods like Aberdeen and Juniper Ridge tend to get more snow and wind than the valley floor. Brocklehurst on the North Shore is generally warmer and drier.
  • Summer heat drives the house you want. Central air conditioning, shade on the west side of the house and good attic ventilation matter more here than in Edmonton.
  • Wildfire season is real. Smoke days happen most summers. If you are looking outside the city, ask about wildfire interface zone exposure, defensible space and how it affects your home insurance.
  • The highways are mountain highways. The Coquihalla can close in winter storms. Check DriveBC before any winter trip and plan on proper winter tires.

How Far Is Kamloops From Vancouver, Calgary and Edmonton?

Kamloops is about 3.5 hours from Vancouver, about 7 hours from Calgary and about 8.5 hours from Edmonton by car in good conditions.

From Kamloops to Approximate distance Approximate drive
Vancouver 354 km 3.5 hours (Coquihalla)
Calgary 619 km 7 hours
Edmonton 805 km 8.5 hours

Drive times are approximate and assume good conditions. Winter travel can take much longer.

Kamloops Airport has daily flights to Vancouver and Calgary, which is what makes the move workable for people who still need to get back to family or to work in Alberta now and then.

Which Kamloops Neighbourhoods Suit People Who Are Relocating?

It depends on what you are trading up to, and for most people that is either a newer family home or more land. I wrote a full comparison of Kamloops neighbourhoods for families, but the short version looks like this.

My Kamloops real estate guide links every neighbourhood page with current listings.

If you are coming from a city lot and thinking about acreage, read my questions to ask before buying acreage near Kamloops first. Wells, septic and road access are a different world from city water and sewer.

If the home you like was built decades ago, read my post on buying an older home in Kamloops before you write an offer.

How Do You Buy a House in Kamloops When You Live in Another Province?

Most out-of-province buyers do it in three steps: narrow it down by video, make one focused trip, then write an offer with enough time built into the subjects.

1. Narrow it down from home. Decide your budget, your must-haves and two or three neighbourhoods. I can do video walkthroughs of listings and drive the street and the commute on camera, so you can rule out homes before you spend money on a trip.

2. Make one focused trip. Two or three days is usually enough to see a short list, drive the routes to school and work at the times you would actually drive them, and get a feel for the neighbourhoods.

3. Write the offer with realistic subjects. In BC the offer is a Contract of Purchase and Sale. Alberta buyers know these as conditions. Here they are called subjects, and the day you confirm them is subject removal. Leave enough time for financing, a home inspection and, on acreage, water and septic checks. Your lawyer or notary can usually handle the signing remotely.

Two BC terms Alberta buyers sometimes mix up:

  • Completion date is when the money and title change hands at the Land Title Office.
  • Possession date is when you get the keys, usually the day after completion.

If you also need to sell in Alberta or the Lower Mainland, talk to your lender early about timing, so you are not carrying two homes or scrambling for a place to stay between possession dates.

What Should You Set Up in Your First 90 Days in BC?

Three things have deadlines or waiting periods, and newcomers miss them more often than anything else.

  • Health coverage. Apply for BC's Medical Services Plan as soon as you arrive. Coverage starts after a wait period of the rest of the month you arrive plus two months. Keep your Alberta or other provincial coverage in place during that wait.
  • Driver's licence. You have 90 days after moving to switch to a BC licence.
  • Vehicle. Vehicles generally need BC plates and insurance through ICBC within 30 days of moving here. Car insurance in BC runs through ICBC, which is different from the private insurers Alberta drivers are used to.

Confirm current rules with Health Insurance BC and ICBC before your move. These requirements can change.

Frequently Asked Questions

Is Kamloops cheaper than Calgary?
For a single-family home, usually yes, but not by a lot. In September 2026 the Kamloops single-family benchmark was $659,100 and the Calgary detached benchmark was $739,400, according to each board's published statistics.

Is Kamloops cheaper than Edmonton?
Usually no. The Greater Edmonton Area single-family benchmark was $529,700 in June 2026, well below the Kamloops benchmark, so most Edmonton buyers should budget for a higher price here.

Do you pay property transfer tax in BC if you are moving from Alberta?
Yes. Alberta has no land transfer tax, but every BC purchase pays property transfer tax unless an exemption applies. The general rate is 1% on the first $200,000 and 2% from $200,000 to $2,000,000.

Does the speculation tax apply in Kamloops?
The City of Kamloops is a designated taxable area for BC's Speculation and Vacancy Tax. Owners who live in the home as their principal residence normally qualify for an exemption, but they still need to file a declaration each year.

How long is the wait for health coverage when you move to BC from another province?
BC's Medical Services Plan starts after the rest of the month you arrive plus two months. Keep your previous provincial coverage during the wait and apply for MSP as soon as you arrive.

Can you buy a house in Kamloops without visiting first?
It is possible with video walkthroughs and remote signing, but most buyers make at least one short trip. Driving the commute and walking the neighbourhood often change which home you choose.

What are the steps to buying a house in Kamloops?
You agree on a Contract of Purchase and Sale, pay the deposit, work through and remove your subjects, then complete and take possession. The next post on kamloopscountry.ca walks through each step and its typical costs.
